The role of the property manager

The EV charging dossier is seen by many property managers as a burden. It doesn't have to be - with the right organisation in place.

Why does it seem complex?

The charging dossier touches multiple disciplines at once: energy, tax, technology and administration. Normally a VvE board has to deal with six separate parties:

  • An installer for the physical build
  • A Charge Point Operator (CPO) for session billing
  • An energy supplier for electricity procurement
  • A VAT or tax adviser
  • A booking service provider for Renewable Fuel Credits (ERE)
  • The board and the residents themselves

Questions and problems always end up with the property manager regardless. Good news: 90% of those questions can be resolved directly by a manager who has familiarised themselves with the subject. Because ultimately it is very straightforward - especially with one single point of contact coordinating everything.

The property manager remains the face of the VvE

A specialised VvE-CPO does not replace the property manager. The manager remains the primary contact for the VvE, while being completely unburdened on the back end. The CPO handles everything behind the scenes: invoicing, energy administration, ERE claims and portal management. The manager communicates with residents and processes documents in their own VvE management software.

Fair compensation

The charging dossier was not included in most management contracts when they were agreed. Boards expect property managers to handle this on top of their existing workload - but that is not realistic for specialist work.

A manager who does good work on the charging dossier is entitled to charge for it. Boards that embrace this receive better service in return. The costs for administrative management belong with the EV drivers - not with the VvE as a whole. In the early stages with few charging points, the revenue model is modest. But it grows alongside the charging facility.
