Charge points in a VvE normally mean dealing with six different parties. We bring them together into one point of contact, so the board only has to decide.

The problem

A board deals with six parties.

Charge points sound like one project, but in practice a volunteer board faces a row of separate suppliers. Each with its own contract, its own invoice and its own point of contact.

Installer

Installs the charge points and cabling, and helps determine how future-proof the site is. An installer is always needed, also for maintenance and hardware malfunctions.

Advisor

Advises on capacity, hardware and the setup of the charging site.

Charge point operator

The charge point operator handles the charging sessions and billing to residents.

Certificate handler

Cashes in the energy certificates that charging sessions generate.

VAT administration

Handles the filings if the VvE becomes VAT-liable.

Energy advisor

Looks at the energy contract, consumption and peak load.

What we do

We integrate these roles and coordinate them as one whole, alongside your property manager. The board has just one point of contact and one contract. Your property manager stays the trusted face of the VvE. The installer remains a separate party, because on-site technology and maintenance belong with a specialist; we know many who work well and at a fair price.

And the VAT administration?

With our setup, where billing runs from the VvE itself, a separate VAT administration is in principle not needed. That is exactly how it should work for a VvE: as simple as possible. Sometimes a VvE may deliberately choose to become VAT-liable, for example to reclaim VAT on the installation. If your VvE chooses that, we help with it.

Questions boards often ask.

Do you also help with installing the charge points?

We do not install ourselves and do not sell charge points. Installation always runs through an installer. We do know advisors and installers who work according to our method, so the right choices are made from the start.

How does the switch work if we already have a charge point operator?

We take over the existing contracts and historical data. In most cases we can take over management within four to six weeks, without residents noticing anything.

How does this work with the AGM?

We deliver a ready-made proposal that you can adopt at the meeting. After approval you receive annual reports recording the kWh price calculation and the full financial overview. We can attend your meeting online, and on site for an additional fee.

Do we have to become VAT-liable?

With our setup, where billing runs from the VvE, that is in principle not needed. It can be a deliberate choice, for example to reclaim VAT on the installation. If you choose that, we help with it.

What if we want to stop later?

The agreement is in principle cancellable monthly. However, the energy certificates run on an annual basis and VAT administration per quarter. It is therefore most practical to switch per year. On termination we hand over all administration and data properly.
